Job Description

  • Create, implement, and execute the annual preventive maintenance plan for the building
  • Prepare annual budget and control the expense
  •  Prepare tools and spare parts to be used when conducting preventive maintenance, troubleshooting, work orders, and monitoring schedule
  •  Check and set-up or arrange main power before going to perform preventive maintenance, troubleshooting, work order, and monitoring schedule
  • Manage the operation of the department to ensure outstanding guest service, experience, and product quality
  • Regularly inspect the property, assess maintenance requirements, and take action
  • Manage repair, renovation, and maintenance projects including budget, schedule, and contractors, and ensure high-quality outcomes
  • Ensure the safety of residents/tenants and personnel within the premises by strictly adhering
    to all corporate Health and Safety policies and local regulations
  • Work closely with all department heads and provide strong support
  • Closely monitor energy usage and ensure reasonable expenses
  • Conduct regular training and develop the maintenance Team on technical and safety of operation systems and usage tools
  • Ensure that all potential and actual hazards are reported immediately and rectified
  • Based on the weekly, monthly, and yearly schedule, the maintenance manager will lead the maintenance team to check all the system and building equipment in order to find out any errors or/and avoid errors that may happen in the future by using proper tools and following the SOPs
  • Whenever the work order which assigned by the owner BOD /PD/PM, the maintenance manager will lead the team to conduct/provide the service accordingly regarding to the specific work order and ensure to production high quality
  • Based on the monitoring schedule, the maintenance manager has to make sure that s/he inspects the equipment/system to ensure all of them are working properly
  • Regarding to the daily activities, weekly activities, the maintenance manager has to prepare the daily report and weekly reports in order to send to PM and keep them in a file for future references
  • Assist in performing “move in, move out” inspections using the “Move in, Move out” Inspection Form
  • Handle supplies and refill of any used products, have a general knowledge of unit repairs
  • Manage any building maintenance to maintain the working environment
  • Set discipline of facility maintain and safe environment
  •  Create checklist for checking and preventive maintenance tasks
  •  Maintain budgets and optimize expenses for maintenance team
  • Perform other duties assigned
Job Requirements
  •  Bachelor’s degree in Engineering or equivalent training
  •  At least 5 years’ experience in a similar role within a high-rise building
  • Extensive knowledge in mechanical, electrical, building systems/services, and energy management
  • Excellent organizational, planning, and team management skills
  •  Creative and having a hands-on approach;
  •  Excellent verbal and written communication skills in English
  • Attention to detail and quality, resident/ tenants orientated mindset
  • Self-motivated, driven to deliver, proactive, and flexible with outstanding interpersonal skills
  •  Experience in all facets of administrative support
  •  Advanced skills in MS Word, Outlook, Excel, and PowerPoint are necessary
  •  Auto CAD
  •  Have wide knowledge of all sections in the engineering department
  • Computer application related to the work
  •  Supervisory principles and practices
  •  Report management principles and practice
  • Problem-solving skills and analysis
